Diversifying Emery Gate’s commercial offering

Research shows that both town centres and shopping centres need to diversify their offering to survive. As shown through the loss of Tesco, Chippenham is no different.

We need to re-imagine Emery Gate’s retail offer to make it a destination of choice once again. Our aim is to rejuvenate the town centre through a new and diverse commercial offering, making it welcoming throughout the day and into the evening.

Our proposals currently include:

Re-provided Commercial Floorspace

Approximately 3,500sqm of replacement retail, food, and leisure uses with a range of unit sizes, to accommodate a broad mix of businesses and attract people from morning through to the evening.

A New Street

Leading from the High Street, through to Island Park.

Revitalised High Street Buildings

A new, attractive frontage in keeping with the existing High Street and the town’s heritage and character.

Delivering the homes Chippenham needs

Chippenham’s population is rising and is predicted to increase further over the coming decades. There is an urgent need for new, high-quality and sustainable homes on underutilised brownfield sites that are future-proofed against the effects of climate change.

Our proposals will:

  • Deliver approximately 225 homes in a sustainable location.
  • Provide a range of housing choices from 1 to 3 bedroom apartments, meeting an identified need in the town.
  • Provide efficient, low carbon homes fit for the future.
  • Provide a boost to local businesses by bringing new residents directly to their doorsteps.

Integrating with the Park and River

Our proposals seek to sensitively integrate Emery Gate with Island Park, protecting its natural beauty whilst creating an attractive place for residents and visitors to spend time in the town centre.

Our proposals will:

  • Create safe and accessible pedestrian links that connect from the High Street to Island Park.
  • Safeguard existing trees where possible and provide ecological enhancements.
  • Improve sustainable travel options to and from Island Park.
  • Provide an attractive frontage onto Island Park

The Design Approach

Acorn has worked in response to feedback to choose materials which reflect the surrounding character of Chippenham. We want to celebrate Chippenham’s heritage as a market town in terms of colour and texture.

The proposed building heights range from 3 – 4 storeys, reflective of the surrounding building heights of the town centre and taller buildings along the River Avon Corridor.

The proposals retain the trees along the river, which soften the impact of the development on the townscape.

Our Approach to Parking

Emery Gate currently has a surface level and lower ground floor car park which predominantly serves Emery Gate and the former Tesco.

Having surveyed the existing car park, we found that over 50% of spaces are not used. Utilisation is therefore significantly under capacity. We are aware of local feeling about the safety of the existing underground car park and how this can be improved.

We have, and are continuing, to undertake analysis of existing car parks, parking capacity and accessibility in the Town Centre, working with Wiltshire Council. This has and will continue to inform the parking strategy for the site and Chippenham more widely.

Our proposals will:

  • Result in a safer and more secure underground car park with commercial and residential spaces.
  • Provide accessible parking for both the commercial and residential components of the development.
  • Be accompanied by a residential and commercial travel plan to highlight sustainable travel options.
  • Provide EV charging.
  • Include c. 300 car parking spaces and 350 cycle spaces for residents and visitors.

Following our first public consultation in May, we have refined our proposals based on your feedback. Now we are offering the chance for you to view our more detailed proposals for Emery Gate.
